The office center
The business center will include high-quality Class A office space and will be located in two parts of the complex – northern and southern. The southern part of the business center consists of three office buildings of varying heights. The tallest tower will have 44 floors, will reach as high as 190 m into the sky and will be the main part of the project. Its special lighting and a weather beacon on the spire will create some unique effects which will be visible from far away.
Office area is planned to be accessed from a semicircular entrance decorated with fountains and special landscaping. Every office building will have its own corporate address and name, although all of them will be united with a two-level glass gallery directly linked with a shopping center. Every office entrance lobby will have an elevator running to the 4-level underground parking.
A northern portion of the site will host another office building with the total area of 76,000 sq.m. and a separate parking facility. The total area of the office complex is 260,430 sq.m., 226,766 sq.m. of which is usable.

Office Real Estate and Office Center
Today Kyiv’s office real estate sector is rapidly growing because favorable economic situation stimulates development of Ukrainian and foreign companies, thus increasing the demand for office space. The existing supply cannot satisfy the demand, which causes growth of lease rates and high occupancy levels.
The supply of office premises is expected to grow, which will stabilize the market situation in the future, but Kyiv’s office market still has great development prospects.
