The five-star hotel is located in the east side of the complex on the main shopping street, with a separate vehicle access, a restaurant and a business center on the lower levels.
The hotel’s spa and pool are located on the level of the green roof deck, with direct access to the mall level. At 47 keys per every floor, the hotel is very efficient - it will provide a total of 908 rooms.
The general layout of the hotel’s typical floor looks effective from both economic and architectural points of view. The top floor will contain a club and a restaurant with access to the roof deck overlooking downtown Kyiv and the landscaped roof below.
Market overview
Hotel real estate is one of the least developed real estate sectors of Kyiv. Even though the existing hotels are constantly full, there have not been any new projects in this segment until recently.
Currently,Kyiv only has four hotel rooms per 1,000 residents, whereas in Moscow this indicator reaches 6-7, inEurope over 10, which speaks of good prospects for this segment. Meanwhile, international hotel operators seem to be paying more and more attention to Kyiv, which increases developers’ interest in this segment.
